The site, also known as Park Plaza West, is allocated for development in the Broxbourne Local Plan as a strategic location for employment-generating uses with the aim of attracting significant inward investment.
The Film Studios complex aims to meet the principles set out in the allocation, including the creation of green open space to the south. The plans also look to create green boundaries along the New River and A10 boundaries.
Other points in the allocation include enhancing cycle and pedestrian connections and preserving the historic farm buildings on the site, all of which have been factored into our proposals.
The two railway stations that are close to the site will help reduce the impact on the road network.
By enhancing the route along the New River people can access the site by foot and bicycle. Not only will this make the route more pleasant for everyday use, but it will also reduce the need for people to drive to the site.
Climate change is a major concern around the world and Sunset Studios is playing its part to ensure that the development meets the high standards required of it.
When operating, the studios will target Net Zero in terms of carbon output and the landscaping around the site will help improve the biodiversity of the local area.
Recycling and reuse of materials will be expected and encouraged across the site, and we will encourage people to travel to the studios by public transport where possible.
