Media & film studio complex in the heart of Broxbourne


The site is located at junction 25 of the M25. It is a significant intersection with the A10 (the Great Cambridge Road) and is a key gateway to Broxbourne, Hertfordshire and Waltham Cross.


 The site is ideal for the creation of a World Class Film Studio Complex, for a number of reasons:


  • Easy access and strong commuter links via the A10/M25.
  • There is easy access to both Waltham Cross and Theobalds Grove train stations, linking through to Central London, regional towns and airports.
  • The site is close to local Colleges and Universities many of which already offer courses feeding directly to the Film Industry. This will mean that the new studios will create training and apprenticeship opportunities for local people.

Waltham Cross and Broxbourne enjoy a strong cultural identity, built over centuries of history. This identity is very apparent, the Eleanor Cross in the Town Centre for example has historic significance.


The site has the opportunity to forge strong links to local amenities, shops, pubs, restaurants, leisure, entertainment, hotels and so on.


The proximity to local schools means there is an opportunity to work with education providers to provide training for local young people.
